专门研究地产走势的RP Data最新数据表示,在去年第四季度有6。4%的房子的价值低于它们当初购买的价格,比第三季度的4。9%整整高了1。5个百分点。
近两年购房者的损失最为惨重,在去年12月底的调查中,有27%的近两年购房者目前是负资产者。

The share of homes with mortgages worth more than the property's value increased at the end of last year as the housing market stalled and prices turned lower.
The rise suggests an increase in negative equity, where a mortgage can be worth more than the value of a house.
Property information group RP Data said that 6.4 per cent of homes were valued at less than their purchase price in the December 2011 quarter, rising from 4.9 per cent of the market in the September quarter.

New home owners fared the worst in the report with those owning a home between one and two years, holding about 27 per cent of the total of properties affected in the December quarter. By comparison, only about one per cent of owners holding their property for between nine and ten years reported the same situation on their homes.
"Since late 2010, the Australian housing market has been quite weak with home values falling by 5.5 per cent across the combined capital cities since the market peaked," the report said. "Buyers who purchased a home since this time have in many instances seen the value of their home move below their contract price."
The Reserve Bank warned last month that falling home prices tend to increase the rate of late payments on mortgages, especially in a recession with rising unemployment. The RBA also urged lenders to maintain high lending criteria to avoid a US-style housing bust.
Home prices in Australia tracked lower through 2011 as interest rate uncertainty, economic jitters and the unwillingness by many households to take on more debt sapped demand.
RP Data showed that Far North Queensland had the highest proportion of mortgages in negative equity, at 22 per cent, followed by Gold Coast, with 19.4 per cent in the quarter.
Sunshine Coast was in the third spot at 15.3 per cent. The area with the lowest amount of negative equity was Loddon, Victoria with 1.9 per cent meeting the definition, followed by Canberra with 2 per cent.
By city, Brisbane fared the worst with 9.2 per cent of property deemed to be "underwater" in financial terms, followed by fellow mining state capital Perth at 7.4 per cent.
Sydney had 3.6 per cent of properties in negative equity, pipping Melbourne with a 3.5 per cent rate. In Hobart, 6.2 per cent of properties were in negative equity, compared with 5.5 per cent for Adelaide.
