Landlord Insurance 求助

昨天帮我管理房子的Manager寄给我一些关于Landlord Insurance的资料，是EBM的，本人对保险一向不了解，请大家帮忙看一下，多谢先。

   Loss of Rent

   Damage & Theft (contents)
   Legal Costs        
   Legal Liability
   Professional fees due to Tax Audit        
   Workers Compensation (WA)
Excess:
   Loss of Rent                  Nil
   Malicious Damage                 $400 Per Claim
   Accidental Damage                 $400 Per Event
   Theft by the Tenant                 $400 Per Claim
Quote:      
   $260 per year

问题如下：
1.其中在Loss of Rent里Default of Rent只cover 6 weeks，对比Suncorp的Rent loss by default up to 14 weeks, maximum of $4,000. 可是我觉得6周再加上Bond的4周应该够了吧，还是说只要是合约没有到期，就算是房客不交租金，你也不能赶走他们。
2.$400 per claim/event的excess fee对比$260 per year的价格算贵吗？

好像是根据法律，你的房客不交房租差不多4个月后，你才能叫警察赶他走。所以6周不能cover你的全部损失。
