Approvals

Before you begin work, you need to find out what approvals are required.

There are two types of approvals:

   1. Building approval (provided by a building certifier).
   2. Planning approval (provided by Brisbane City Council).

Building approval ensures that buildings are structurally sound.

Planning approval is used to make sure new structures, like garages and carports, complement the existing streetscape and do not negatively affect neighbours.
Building approval

If you want to build a garage or carport and you are:

    * building a new house, it will be approved as part of the building application for your house
    * on a property with an existing house, you must get a separate building approval

You can arrange for building approval of a garage or carport through a building certifier. You must give the certifier scaled and detailed plans prepared by a draftsperson or architect.

Queensland Government building regulations contain rules about where garages and carports can be located and how they should be designed, depending on whether your property is:

    * 450 square metres or less (small lot)
    * over 450 square metres
    * and whether the structure is regarded as a:
          o carport
          o garage
          o open carport

A carport with a roller door or panel lift door is defined as a 'garage'. A carport:

    * does not have significant bulk
    * is not enclosed with any wall or screening material
    * does not affect the overland flow of storm or flood water

Your certifier can seek a relaxation of some building requirements (for example side boundary setbacks by applying for a siting variation).
Planning approval

Depending on where you live, and the size of your lot, you may also need planning approval for your garage or carport under City Plan.  This is because most garages and carports are located at the front of residential properties and near side boundaries, where they can affect neighbours and the way the street looks.

If you have a pre-1946 home, or your home is in a Demolition Control Precinct, you may need to design your garage or carport to meet certain criteria before you get building approval. This will depend on the following factors:

    * where your property is located
    * whether or not your property is included in a Demolition Control Precinct (DCP)
    * whether or not it is a small lot
    * whether or not your proposed garage or carport is exempt under City Plan

If a planning application is required, this type of development may be suitable for assessment using the RiskSMART process.
