Artarmon的一座townhouse, 房主同意了我们的offer，但是有3个条件
1) The settlement date is Nov 26th. We cannot move in until that date
2) Exchange of contract by this Thursday
3) Unconditional exchange of contract, i.e. no cooling off period
大家觉得这几个条件合理么？因为这周六这个房子有一个auction，所以房主要求no cooling off period，才能取消auction
而且settlement date还有两个月，合同要求周四之前交换

正常，但是你要好好研究一下值不值，合同仔细看。
再砍掉他一点价格。

问题应该不大！但你似乎来不及做房子的inspection了，可不可以延到周五交换合同？这样你可以有一天时间做inspection，安排的这么紧不知是否是因为他取消Auction需提前两天？

11月26号settle比一般正常的42天要晚了十几天，不知房主为何选在这天，有什么特别意义？

立刻拿起电话明天一早请人做inspection啦
其实cooling off的那几天也就是要来做inspection的
贷款木问题，价钱合适的话也不差那几天了啦

如果你很肯定这个房子没有问题, 或者说刨掉各种预期/不确定的问题之后, 还值这个价钱, 那么cooling off 那3天意义也没有太大.
condition一般就2种吧, 贷款和inspection, 11月交房的你的贷款应该来得及, inspection完全可以在签合同之前几个小时做
其实对于买家来说合同越早签订约好. 但是你一定要认真读过全文, 再找人帮忙看几遍

The owner may need time to lease or purchase another property

2) Exchange of contract by this Thursday
The owner is looking for a quick sale.Otherwise, the property will go for auction.

3) Unconditional exchange of contract, i.e. no cooling off period
Again he is all for a quick sale. It is also possible internal problem with the property.
