有很简单的回答， 卖房子的。
第2 个疑问， 卖房子的这么简单的事， 房地产中介凭什么拿那么多的佣金？
我现在可以回答， 要成功的把房子卖掉， 我作为一名中介， 要具体干些什么。

当我拿到授权书之后， 第一根据客户的要求， 做个广告的预算。
广告的预算由几千到几万不等。
不过广告是非做不可的。 预算得到卖家同意之后，
开始联系摄影师拍照， 做Floor Plan。
同时， 印 DL， 传单， 至少100 份， 在邻居之间发送。
打无数的电话， 通知邻居， 有意的买家， Buyer‘s agent. 在整个office 发布消息， 组织所有的同事进行参观。
因为每个 agent 手里都有不少买家。 写广告词，等照片拍好， 进行排版， 如果卖家同意， 可以在各大媒体刊登。
有网上的， 各种报纸和杂志。
印广告牌， 广告牌也是有不同的选择。
印brochure，brochure也是有不同的选择。 别的不说，写广告词就是个技术活。 做Title Search. 是法律程序。 house 还比较简单， townhouse 和 apartment 就有更多的东西。
searches 包括 Strata， by-laws 和unit Plan。

letter box dropping organised ( DL for just listed distributed)
Brochure produced
CMA + property guide prepared
buyer’s agents informed
floor plan organised and printed on the back of the brochures
phone calls + letter to the neighbours / owners
Group inspection arranged
Check home preparation ( co-ordination with rental manager, make sure tenant is vacated on time, the property is ready for inspection)
Contracts prepared
property file completed
reply enquiries.
上面的只是小结， 整份的report 要具体很多。
