关于Owners corporation(body corporate)中的疑问。

一组unit(1,2,3)，房东把Owners corporation分两个了，第一个corporation(unit 1)没有了对common property 的拥有权了， 但是我不知道unit 1有没有对自己的房子进行改造，不通知其他人的权利。

我想问的问题是如果我买了unit 1。
1.我是否需要缴费维护公共地方？因为一般unit是需要的，但是这个好像有点区别。

2.我能否把自己门前的花园围起来？因为这快花园不属于common property 1.属于unit 1的。

3.如果由于有什么更改是否需要通知unit 2，3？
