MELBOURNE'S top performing suburb for 2013 was the northern suburb of Kingsbury, according to RP Data. A median-valued $566,589 house in the suburb next to Reservoir recorded growth of $131,421 (30.2 per cent).
Inner and eastern suburbs including Toorak, Fitzroy North, Ashburton and Ascot Vale dominated the rest of the list, though in the west Maribyrnong was a strong performer with a median-valued $794,452 house rising a hefty $129,639 (19.5 per cent).
Ray White Bundoora agent Gino Vernucci said increasing numbers of buyers were setting their sights on the small suburb of Kingsbury, looking for three-bedroom investments and first homes.
"Kingsbury has come back a bit in the last year and a half and all of a sudden people saw that it was good value for money," he said.
"At just 14km from the city and with a tram line, I would say it's still undervalued compared to the eastern suburbs."
Most of the top-performing units in Melbourne were in the city's inner and middle-ring suburbs, with Heatherton, Abbotsford and Clifton Hill topping the list.
RP Data analyst Cameron Kusher said the list of top performers hinted at growing strength in the more expensive segments of the market.
He said there was a trend towards growth among more affordably priced units, with the top growth suburbs dominated by those with median prices below $500,000.
"First and second home buyers still aspire to own a house, but want to live close to the city, and more and more people are choosing to stay in that inner or middle ring, rather than buy a house on the outskirts of the city," he said.
Glen Waverley almost eclipsed Toorak for the total value for property sold, despite its median $760,500 house price being a fraction of the $2.4 million recorded by Melbourne's wealthiest suburb.
Less than $5 million separated the two suburbs with total sales values of $398.49 million and $403.21 million respectively.
"Glen Waverley is probably the most surprising, you look at the median sale price and it's about a third of that in Toorak, there's obviously a strong level of demand in the suburb," Mr Kusher said.
Berwick also made a surprise entrance to the top ten suburbs on total property value sold across the year, with a median house price of $450,000 the $336.17 million worth of houses sold fell just one sale short of ninth ranked Balwyn which has a $1,395,020 median house price.
