As of July 1 next year, the first-home buyer of an established house with a value of less than $600,000 will be entitled to a 20 per cent cut in stamp duty and the $7000 first-home owners' grant.

On a house that costs $450,000, the current stamp duty is $18,970. On July 1, that will drop to $15,176.

On a house that costs $565,000, the stamp duty payable is $28,970. On July 1, that will drop to $23,176. In addition, in both of these cases, the first-home buyer will be entitled to the $7000 grant.

不查不知道，原来澳洲的stamp duty和这里的税一样复杂的要命，不是三言两语说得清的。

下面从官方网站（只限维省）摘抄的目前的政策，简单来说，stamp duty有多种情况可以免除，比如购买用来种植的土地，首次购房者等。这里主要讨论一下首次购房的，符合要求有3点（比我想象中的要求多多了）
1.以市场价购买土地/房屋并且是自住
2.如果购买时土地上已经建房，需要在购买合同生效日或之后11个月之内有小孩
或者
如果购买时土地上还未建房，需要在开始建房之日或之后11个月之内有小孩，开始建房之日的定义是：房子动工之日和建造合同生效的日期取其前面的日子
3.在澳洲首次购房自住

我翻译得不是很精准，大家看看英文的原文，有点绕口

First Home Owner with Family

Transfers of land attract duty based on the dutiable value of the land unless an exemption applies. If you are a first home owner with a family and you purchased your home on or after 1 January 2006, you may be entitled to an exemption or concession from duty.
What are the criteria for eligibility?

To qualify, you must:

* be purchasing the land for market value and intend to live in the home as your principal place of residence;
* have a dependant child at the date of:
o the contract of sale or within 11 months of that date if there was a home on the land when the contract of sale was entered into
o the building contract or the date on which building commenced (whichever is the earlier), or within 11 months of that date if there was no home on the land when the contract was entered into.
* not have previously owned a home anywhere in Australia which was used as your principal place of residence.

If you purchased a home with your spouse/partner, the exemption or concession is available only if each of you satisfy the eligibility criteria.

nsw的原来就免费。维省很黑的，本来就贵，少个20%没差多少，我今年买的房子一共是9k的补贴，加上自住的一个很小比例减免
