...to find a decent 3 bedroom rental house in Sydney at the moment? Seriously, it's so ridiculous at the moment in this city. What happened to all the rentals? It's far too competitive these days for my liking.
Does anyone have any tricks on how to impress on a real estate application? I'm getting desperate here. Me and my friends were thinking we should start including cock shots as supplementary material, along with bank statements and references
What do you guys think?作者: xblues 时间: 30-1-2009 11:06

My checklist is usually a page long but the only real deal breakers are these two:
Decent water pressure/heater

or why not move to the lower north shore where I am. dont have to live in the rich areas and its one of the few areas in Sydney that have more rental properties. Unfortunately I have to move also but even in Jan there are plenty of choices already but am just waiting to see what else comes up. Getting the ferry to work has no stress, rarely late and the only way to travel.
There is a real estate agent in my area - married - who does every single beat around ( I dont see him just gossip ) and at my gym he cruises the sauna/shower etc so I will just do my dance of the seven veils to entice him should his agency have a place I want. Mind you he is not a choice cut but hey.........when you're desperate
Overall though its just persistance and Jan is very quiet for property whether selling or renting. Its just starting to pick up now.
also check out the www.realestate.com.au and www.domain.com.au sites as sometimes the
properties are in there on a Thu/Fri before they get advertised in the Sat papers.
Good luck ! now about those pics hmmmmmmmmmmmmmmmmmm作者: xblues 时间: 30-1-2009 11:09

RENTS have recorded their highest increase since 1988 amid fears the rental crisis will only get worse as the impact of the global recession takes hold.
Latest figures from the Australian Bureau of Statistics show the annual rate of growth in rents across the country has jumped to 8.4 per cent in the year to last month, up 2 per cent from 2007, The Australian reported.
The statistics also reveal the increase in rents has jumped from 5.4 per cent to 8 per cent in Sydney, 11.2 per cent to 12.2 per cent in Perth and 8.6 per cent to 10.1 per cent in Brisbane.
Adelaide also recorded an increase in residential rental growth of 4.7 per cent to 5.4 per cent and Melbourne jumped to 6.6 per cent from 5.4 per cent.
BIS Shrapnel senior economist Jason Anderson said the rental market was only going to get worse as the country's economy faced a possible recession.
He said the roots of the rental crisis before the economic downturn were the significant increase in immigration and high interest rates that left a shortage of about 100,000 houses.
But falling interest rates were yet to have an impact on the rental shortage because construction of much-needed properties had decreased because of worsening economic conditions and higher unemployment. "This means the shortages are going to get worse over the next two years," Mr Anderson said.
"And it will probably put more pressure on the outer suburbs because that is where the cheaper rentals exist."
Mr Anderson said the rental rate increase of 8.4 per cent was well above the average 4 per cent wage increase, which made it even tougher for people facing difficult financial times.
The figures come as the rental vacancy rate decreased in Melbourne to 1.2 per cent last year from 1.6 per cent in 2007.作者: xblues 时间: 30-1-2009 11:17

I agree Lower North Shore is the place , but only Milsons Point , Kirribilli and North Sydney or Neutral Bay so long as it borders the last two subs mentioned , another trick is I stay clear of the large agencies , they are useless . The smaller agencies on the other hand make time to show you a place other than a Saturday or Sunday and this makes all the difference . Also remember don't even bother looking at a place if there is a queue outside just makes you look cheap & desperate lol !作者: xblues 时间: 30-1-2009 11:18

Ray White Glebe have this one awesome chick that used to be my estate agent when I was in Enmore, her name is Gabby, and she is the only decent estate agent I've ever met apart from my mate Lil.作者: xblues 时间: 30-1-2009 11:19

if its your first time then give it some time. You will have the moments of being a bit lonely but after awhile there is nothing better than coming home from a hard day at work or after a party with 10,000 , you open the door and there is just peace and
quiet ..............you do what you want to do, watch what you want to watch. No catering to others moods.........................作者: xblues 时间: 30-1-2009 11:20
