标题: Brisbane的房子要涨
1，砍利息125个点，未来还要砍

2，大伯，趣伯第一次买房，建房的中农，富农的补贴

3，50万以下房屋交易免印花税

QLD, Briz的移民增长率全澳第一。

朝里有人好办事，这陆克文，斯旺都Briz的，在Briz兴建土木越建越多，越建越容易。

这傲元跌的没脾气了，加上放宽签证风险类别和雅思要求，海外学生越来越多也会烘托房事 .

不过经济危机会让澳洲失业率提高，会对房产不利。

我觉得光是这一条“不过经济危机会让澳洲失业率提高，会对房产不利。”就能推翻你所有的论据了。

而且这次的经济危机时全球性质的，各地的失业率都会增加，有钱的估计都留在自己国家捡便宜货了。

1, Official cash rate will deciline from 6% to 4.5% by June quarter of next year

2, Unemployment rate

4.3% in Sept 2008
5.25% in June 2009
6.25 - 6.5% by the end of 2009

3, Inflation

4.7% in Sept 2008
3% by the end of 2009

4, House price

Unlike USA, UK Australia does not have an underlying over supply of housing: nor is effective supply being boosted by large numbers of dwellings on the market for sale at any price. Significant interest cuts and first home grants will benefit the house market but it may need about 6 month to see the update market to go to north.

我觉得买了房子的同学们，还是感谢澳元暴跌吧。
澳元跌成这样，多少支撑了澳洲的房价。如果澳元不跌，就房价跌40%，
那要有多少人变成负资产啊。

I just receive this report from ANZ Bank. Westpac Bank send me their report as well.

After the October 1987 sharemarket crash, property prices in the major capital cities rose by around 20% each year in 1988 and 1989.
The same thing happened after 2000 - 2001, when the burst dotcom bubble and 9/11 fuelled another major sharemarket adjustment. Nervous investors turned to residential property, and the market in Brisbane, Sydney and Melbourne increased by more than 15% per year in 2001 and 2002.

interesting...but i quite agree with your point of view...we will see

for the long run...there is no doubt about it...good investment starts with recession...

复苏后，当利率相对低的时期，房价会比较快的上涨，这个我相信。
现在的问题是，离复苏还有多远。在复苏之前会发生什么。

我觉得最好的情况，股市也还要承受至少两三个季度的企业业绩大幅衰退的冲击。
而且澳洲经济的前景不靠澳洲自己，而靠美国和中国的状态。澳洲自己根本不是
一个完整的经济体。
