Anyway, i think all of these are just some guideline. They are so blurry. If you wanna go to the court, you have to or must show some strong evidences, which not only you think, but also the court think.
If you are in a periodic tenancy, the owner/agent can only increase the rent if they have given you 60 days notice in writing and it has been at least six months since the last increase.
If you are in a fixed term tenancy (e.g. for 12 months), the owner/agent can only increase the rent if there is a specific clause in your agreement which allows for the increase; the owner/agent has given you 60 days notice in writing; and it has been at least six months since the last increase.
